GROSVENOR TOWN HOUSES

Successfully achieved full planning permit approval and then development was on-sold

Conceptual framework: 
Layering of transparencies allows as much natural light as possible into these multi-level high-end townhouses.  In the physical resolution of these design mediums, louvres and greenery screening give both privacy and integration into an established neighbourhood.
Perforated louvres floating above the ground level are fully glazed to let in light from the northerly aspect. Light throughout the levels is delivered through a central light well. A roof top pergola, outdoor area, and greenery throughout emphasise the leafy garden context of the area and bring it into the building.


Relationship of Built Form to Context: 
Indenture and layering of the building’s greenery cloaked façade wraps the street side of the building, respectfully establishing its place within the mixed scale residential street. The resolved proportions of this relationship enables the building to blend into the leafy suburb, meet planning requirements, while delivering cutting edge luxury design. Rounded edges are easy on the eye, seamlessly integrating car park ramp egress, by formally relating it’s curvature to the building.


Program Resolution: 
Each townhouse has undercover car-parking, adjacent to each basement entry. Upon entry from the basement, each occupant has a convenient laundry, storage, bike storage facilities, stair access to all levels and a personal lift.
Rising up to ground level, the off-street entry to the house opens into the main sleeping level, providing the higher levels with a better aspect to sunlight for living spaces and a rooftop deck. As the façade wraps over the top edges of the building, tapering to meet planning requirements, more light is let into the building.
Entry to ground level from the basement opens in front of a light well housing a green wall. The light well brings diffuse light into the linear townhouses, so that each bedroom receives generous natural light.  Away from the street, each master bedroom has a private secluded courtyard, large walk-in robe and private ensuite.
The large bathroom servicing secondary bedrooms borrows natural light while maintaining privacy from the light well.


Integration of Allied Disciplines: 
In all of our work, we strive for innovation and new solutions to the problems of living with climate change in the 21st Century. Integration of Allied Disciplines was critical to the successful delivery of our vision for the project, in particular the hydraulic & structural engineering which facilitate the advanced sustainability initiatives.


Sustainability: 
The façade sun shading system configuration mitigates the heat load and light penetration of the building while allowing the lower warming winter sunrays to permeate the building skin. The careful planning of how and when each room receives natural light reduces the need for artificial lighting.


Response to Client and User Needs
The townhouses respond to the particular needs of those seeking terrace living in south Yarra, with easy access to carparks, ample storage for bicycles, a central lift for each residence. Efficient planning ensures each room has access to natural light and greenery aspects.
